  3. Retrofit survey

What the house will actually take.

A property survey for people planning work, across Chertsey and Surrey. Narrower than a PAS 2035 assessment, and quicker.

For private workWhere a full PAS 2035 assessment is not required, but guessing is not sensible.
Same surveyorsThe people who do our PAS 2035 assessments, on a narrower brief.
Before you commitSo the quotation is based on the house rather than on assumptions.

When this, and when a full assessment

They are different things and the wrong one wastes money either way.

  1. This survey, for private work

You are paying for the work yourself and want the quotation based on what is actually there. Quicker, narrower, cheaper.

  2. A PAS 2035 assessment, for funded work

Any funded scheme requires it. It is deeper, includes a moisture risk assessment and produces a designed sequence of measures.

  3. And always before solid wall insulation

Whether funded or not. Solid wall work without an assessment of what the wall is doing is how retrofit goes wrong.

  4. We will tell you which you need

Before you book either. They cost different amounts and they answer different questions.

What it establishes

Four questions that decide most retrofit jobs, answered before anyone quotes.

What the walls are
Solid or cavity, and if cavity, whether it is clean, dry and wide enough to fill. A borescope settles it.
What is in the loft
Depth, condition, ventilation, and whether the access will take materials up.
Whether anything is wet
Moisture readings where they are warranted. Insulating over a damp wall is the single most expensive mistake in this trade.
What the services can take
Consumer unit, incoming supply and pipework, which decide whether a heat pump or a battery is straightforward or not.

How it runs

Booking

A date

Usually within a week.

On site

One to two hours

Elevations, loft, services and moisture readings where warranted.

Afterwards

The report

What the house is, what it will take and what it will not, in writing.

Then

A quotation

Based on the survey rather than on assumptions, so the price does not move once work starts.

If it changes

We say so

If the survey finds something that changes the job, you hear it then rather than mid-installation.

After the report lands

A survey is only useful if somebody acts on it.

The report, in writing

Findings, readings and recommendations, in a document you keep and can show to anybody else.

We will tell you what not to do

Reports generate long lists. We will say which items are worth acting on and which are software defaults or belt and braces.

Work we then do is guaranteed

Two years on our workmanship, in writing, transferable and insurance-backed.

Questions after the report

The surveyor and the installer are the same company.

The questions we get asked most

How is this different from a PAS 2035 assessment?

It is narrower and quicker. A PAS 2035 assessment includes a formal moisture risk assessment and produces a designed sequence of measures, and funded schemes require it. This answers what the house will take, for private work.

Do I need one before a quotation?

For insulation, usually. It is what stops a quotation changing once the work starts.

How long does a retrofit survey take?

One to two hours at the property, and the report follows.

Will you tell me not to do something?

If the house says so, yes. That is what you are paying for.

Can it be done at the same time as an EPC?

Often, and it saves a visit. Ask when you book.
