Three problems that look the same

On a wall they can be hard to tell apart. They want completely different work, and that is why the survey comes before the quotation.

  1. Condensation, from inside

    Moist air meeting a cold surface. Corners, behind furniture, around windows, and worst in winter. A ventilation and insulation problem.

  2. Penetrating damp, from outside

    A gutter, a roof, failed pointing, a bridged cavity. A patch that follows the weather. Finding the path is the job.

  3. Rising damp, from below

    Low down, along a wall, often with a tide mark. Genuinely rare, and diagnosed far more often than it occurs.

  4. And sometimes more than one

    A cold, damp corner in a house with a leaking gutter is both. Measuring is what separates them.

What the survey involves

Moisture readings
Protimeter readings across the affected areas and control readings elsewhere, so the numbers mean something.
Humidity and temperature
Internal conditions recorded, because condensation is about the relationship between the two.
Where the cold surfaces are
Thermal imaging where it helps, because condensation appears on the coldest surface first.
Outside as well as in
Gutters, pointing, ground levels, air bricks and the damp proof course. Most penetrating damp is diagnosed from outside.

The questions we get asked most

Is black mould dangerous?

It is worth dealing with rather than living alongside. If anyone in the house has a respiratory condition, treat it as a priority and tell us when you book.

Is my mould rising damp?

Almost certainly not. Mould in corners, behind furniture and around windows, worst in winter, is condensation.

Why not just quote for the work?

Because damp work specified without measuring is how people pay twice. The survey costs less than the wrong fix.

Do you do damp proof injection?

Where a survey genuinely shows rising damp, yes. It is diagnosed far more often than it occurs, which is exactly why we measure first.

Will you clean the mould off?

Visible mould can be cleaned, and it comes back unless the moisture is dealt with. Fixing the cause is the job.

How long does the survey take?

One to two hours at the property, and the written report follows.
