On a refit, most of the lost time is between trades rather than during them.

  1. Strip out and first fix together

    Plumbing and electrical first fix happen while the room is open, by people who are already on site rather than booked for a fortnight's time.

  2. Plaster, then dry, then fit

    The one genuinely fixed delay in the programme. Everything either side of it is scheduled around it rather than discovered.

  3. Second fix in one visit

    Sockets, switches, taps, radiators and appliances by the same team that ran the first fix, so nothing is a surprise to whoever turns up.

  4. Certification at the end, not chased

    Gas, electrical and, where windows are involved, FENSA. Issued as part of the job rather than requested from a subcontractor months later.

What we actually do

Four kinds of job. Everything else is a variation on one of them.

Kitchens
Strip out, first fix plumbing and electrical, plastering, flooring, units, worktops, appliances and making good. Gas and electrical certification included.
Bathrooms
Full refits including moving soil and supply where the layout changes, tanking wet rooms, underfloor heating, and the ventilation that stops a new bathroom growing mould.
Single-storey extensions
Foundations up, with building control throughout. Rear and side extensions, and knock-throughs into existing rooms.
Loft and garage conversions
Structural work, insulation to current standards, heating and electrical extended properly rather than spurred off whatever was nearest.

New rooms settle, and small things show up in the first few months.

Your paperwork, on the day

Gas Safe and electrical certification, building control sign-off where it applies, and the appliance documentation.

On our workmanship, in writing, transferable if you sell, and insurance-backed.

Snagging, properly

A walk round after a few weeks. Doors settle, sealant moves, and it is easier to sort while we still have the offcuts.

The questions we get asked most

Do you use your own trades?

Plumbing, heating and electrical are ours. Where a specialist trade is involved we tell you who and what they are doing, and the contract stays with us.

How long does a bathroom take?

Most full refits are two to three weeks, and the plaster drying is the fixed point everything else works around.

Do you handle building control?

Yes, on anything structural, along with party wall agreements where they apply.

Can we live in the house during the work?

For a kitchen or bathroom, usually yes, though you will be without that room. For an extension it depends on how much of the existing house is opened up.

Who chooses the units and tiles?

You do. We will point you at merchants we work with, and we will fit what you buy elsewhere if you would rather.

Is there VAT on building work?

Yes, at the standard rate on general building work. The 0% relief covers solar, battery storage, heat pumps and insulation.

Do you do extensions?

Single-storey rear and side extensions, loft conversions and garage conversions. Not new-build.
