What it is, and why it exists
PAS 2035 was written because retrofit done measure by measure was causing damage. It is a process, and the assessment is the first part of it.

The house is assessed as one thing
Construction, condition, moisture, ventilation, heat loss and occupancy. Not one measure at a time.
Moisture risk is assessed properly
Most retrofit failures are moisture failures. Insulating a wall changes where moisture in that wall can go, and that has to be understood first.
Then measures are designed, in order
A written plan: what, in what sequence, and how ventilation keeps up. You can then do it in stages without undoing anything.
And it is evaluated afterwards
Checks against the design once the work is done, which is the part that makes the standard mean something.
What the assessment covers
- Construction and condition
- Walls, roof, floors and openings. What they are made of, what state they are in, and what that allows.
- Moisture and ventilation
- Existing moisture, current ventilation provision, and the risk each proposed measure would introduce.
- Heat loss and energy use
- Room by room where it matters, and how the house is actually heated and occupied.
- Occupancy
- How many people, how the house is used, and what that means for moisture and for the measures that suit it.
How it runs
A date
Longer than an EPC visit — this is a proper survey.
Two to four hours
Every elevation, the loft, the services, and moisture readings where they are warranted.
The assessment report
Written up as the evidence base the design then rests on.
The design
Measures, sequence and specification, with the ventilation strategy alongside.
Evaluation
Checked against the design, which is what closes the loop and what a scheme requires.
After the report lands
A survey is only useful if somebody acts on it.
The report, in writing
Findings, readings and recommendations, in a document you keep and can show to anybody else.

Reports generate long lists. We will say which items are worth acting on and which are software defaults or belt and braces.

The questions we get asked most
Is this the same as an EPC?
No, and it is much deeper. An EPC is a standard assessment for a certificate. A PAS 2035 assessment looks at construction, moisture, ventilation and occupancy to design a retrofit that will not cause damage.
Do I need one?
For funded work, yes — it is what the funding is conditional on. For private work it is optional, and it is still the right thing before solid wall insulation.
How long does a retrofit assessment take?
Two to four hours at the property, and the report follows.
Do you do the assessment and the work?
Yes. We hold PAS 2035 and PAS 2030, so the certified parts are not subcontracted.
What does it cost?
It depends on the property and on whether it forms part of a funded package, where it is often covered. We will tell you before you commit.
What if it says a measure is not suitable?
Then that measure does not go in, and the design says why. That is the point of assessing before installing.
