What an assessor actually records

An EPC is not an opinion. It is a standard assessment fed into a national calculation, and it is evidence-based.

  1. The construction of the house

    Wall type and thickness, roof and loft depth, floor, windows and their glazing. Measured and recorded, not estimated from the street.

  2. How it is heated

    Heat source, controls, zoning, hot water and cylinder insulation. What is actually there on the day.

  3. Any generation

    Solar PV and other on-site generation, with the paperwork to evidence it.

  4. And evidence for all of it

    Where there is no visible proof, the software assumes the worst case. Keeping your insulation and installation certificates is worth real points.

Legally required before marketing, and it has to be available to prospective buyers or tenants.

Domestic property cannot be let below band E without a registered exemption.
Funded schemes
Warm Homes: Local Grant and ECO4 both start from the EPC band. The Boiler Upgrade Scheme no longer asks for an EPC at all.
After improvement work
A new EPC after insulation or a heat pump both proves the work and updates the record.

Heating

The heating system is the next lever

With the fabric already done, how the house is heated is usually what is holding the score where it is.

  • A heat pump scores differently from a gas boiler
  • Controls and zoning are recorded by the assessor
  • £7,500 off through the Boiler Upgrade Scheme
  • Hot water and cylinder insulation count too
  • The assessment is evidence-based, so keep the paperwork
Generation

Generation is what is left

Fabric and heating done, so on-site generation is the remaining lever.

  • Solar PV is recorded and affects the score
  • Battery storage is not scored the same way as generation
  • 0% VAT on solar and battery until 31 March 2027
  • At this point the gains are smaller and more expensive per point
  • Worth checking what the current certificate actually recommends first

How long does an EPC take?

Forty-five to ninety minutes at the property for a typical house, and the certificate is usually lodged within 48 hours.

How long is it valid?

Ten years, unless you improve the property and want a new one to reflect it.

What band do I need to let a property?

Domestic property cannot be let below band E without a registered exemption.

Will insulation improve my rating?

Usually, and on most properties it is the biggest single lever. How much depends on the property, which is what the assessment establishes.

Does a heat pump improve it?

It changes how the heating is scored, and on a well insulated house it usually helps. On a poorly insulated one, insulate first.

Do I need to be there?

Someone needs to let the assessor in and give access to the loft, the boiler and the meter.
